Clients often come to us when looking for a project. Getting your hands on a gem is much harder than it was when we first set up in 2014. Most of our clients in the early years were either after a project property or open to it; planning was always a hurdle to overcome, but this was before building costs had surged and belts had tightened. There were so many houses that could be updated that it felt exciting, brimming with possibilities. Everyone, it seemed, wanted to experience their own ‘grand design’, and with Maranda having been at the coal face herself, building her own home from scratch, we’ve found many plots and opportunities and helped lots of families realise their dream.
As our name ‘Property Potential’ implies we absolutely love a project search. In the past twelve years we’ve advised on converting stables and barns into offices and gyms, adding a kitchen or double story extension to backs of houses and tennis courts or swimming pools to gardens. We’ve found plots where the client has replaced the whole house or relocated the dwelling to the other end of a land, living in the original house and knocking it down when they’ve moved across to it. We frequently advise on dated properties in great locations that need a face lift to add kerb appeal. So we have helped manage projects of all scales of budget and ambition.
The key to what makes a project is vision, information (doing a lot of homework) and access to opportunities, and simply knowing we can pull a team together who can transform a house, and guide clients step by step through the work, so they end up with exactly what they want.

Seeing what others miss
Over the years, we have helped clients secure properties that were overlooked by other buyers, not because they were unsuitable, but because few people could see beyond their current condition.
A dated interior, an awkward layout or an underutilised plot can often present an opportunity rather than a problem. With the right vision and professional guidance, these properties can be transformed into exceptional family homes tailored to a buyer’s exact requirements.
This is where experience becomes invaluable.
Rather than simply helping you find a property, we help you assess what it could become.
Understanding potential before you buy
One of the biggest challenges when viewing a property is knowing what is realistically achievable.
Could the kitchen be extended? Is there scope for a loft conversion? Would planning permission be required? What might a renovation cost? Are there any obvious constraints that could impact your plans?
These are questions that can be difficult to answer during a viewing, particularly if you’re unfamiliar with the local planning environment or construction process.
Throughout the search, we help clients evaluate opportunities in real time. Drawing on years of experience and a trusted network of local professionals, we can often identify potential advantages and limitations before an offer is even made.
This allows our clients to make informed decisions with greater confidence and avoid costly surprises later.
Access to trusted experts
Successful renovation and development projects rely on having the right team around you.
Over many years of working across Surrey, Hampshire and West Sussex, we have built relationships with a carefully selected network of professionals whose expertise we know and trust.
Depending on your project, this may include:
- Architects
- Planning consultants
- Structural engineers
- Quantity surveyors
- Building contractors
- Interior designers
- Specialist trades
Every recommendation is made carefully. We only introduce professionals whose work we have either experienced first-hand or thoroughly vetted through trusted contacts and previous projects.
Reducing risk and uncertainty
Embarking on a renovation or development project can feel daunting, particularly when significant budgets are involved.
One of the most valuable benefits of having experienced guidance from the outset is the ability to identify potential risks early. By understanding likely costs, planning considerations and project complexity before committing to a purchase, buyers are able to make decisions with far greater clarity.
Whether you’re considering a substantial extension, a complete refurbishment, a reconfiguration of internal space or a long-term development opportunity, having the right advice at the beginning can save considerable time, money and stress later.

Creating a home that truly fits your life
The reality is that very few properties tick every box from day one.
Often, the best outcome comes from finding the right location, the right plot and the right foundations, then creating a home that works perfectly for your lifestyle.
Our role is to help clients identify those opportunities, connect them with trusted professionals and provide confidence throughout the process.
By bringing together the right expertise at the right stage, we help remove uncertainty, minimise renovation anxiety and ensure every decision is aligned with your long-term objectives.
Because finding the right property is only the beginning, the real value often lies in recognising what it can become.
