A family relocating to the UK for the first time. With no local contacts and children joining one of the UK’s top independent secondary schools, they needed a seamless transition. The husband travelled internationally for work, so minimising stress was essential. Their goal was clear: live as close as possible to school and key amenities, which meant an extremely tight search area of less than one square mile.

The Challenge

A small search radius, a hard September deadline, and the need for a home that would make their new life feel effortless from day one.

Our Approach

With such a defined area, off-market access was critical. We liaised closely with local agents, activated our network of friends and contacts, and tapped into WhatsApp groups on the most sought-after roads. We also carried out a targeted letter drop to reach potential sellers directly.

The Outcome

Despite the time pressure, we secured a house pre-launch in the perfect location. As the house needed upgrading, we formed a project “sub-team” introducing them to a trusted interior designer, builder, and project manager. Together, we transformed the house before the family arrived.

On move-in day, the home was fully furnished, styled, beds made, kitchen stocked, everything in place. They simply arrived with their suitcases and stepped straight into their new life. The finished home exceeded their expectations and set the tone for a smooth, happy relocation.
