The Client
A couple who had lived in their family home for more than twenty years were ready to downsize. They wanted something more manageable but still spacious enough for their grown‑up children to visit. Walkability was essential; they valued being able to stroll to restaurants, shops and the train station, and they hoped to remain close to the community they loved.
The Challenge
Every property they viewed locally involved a compromise: too little garden, too little space, or too remote from amenities. They realised they didn’t know the areas slightly further south and wondered whether there were villages that could offer the same convenience and charm without sacrificing space or lifestyle.
Our Approach
We began with an orientation tour across our wider patch, helping them understand the nuances of different villages. It quickly became clear what mattered most, and we focused on the pockets that offered the right blend of community, walkability and character, while still providing homes that felt like a genuine step forward rather than a compromise.
The Outcome
We secured a beautiful four‑bedroom cottage with a garden perfectly suited to their love of gardening. The village offered everything they hoped for: places to eat within a short stroll, a choice of independent shops, and a train station that made travel effortless. They were able to right‑size without losing the lifestyle they cherished.
We had been house hunting for a while but we weren’t seeing what we were looking for. We were open to a move to another part of Surrey but realised that we didn’t know the Surrey Hills very well or anywhere further south of Weybridge. We loved that we could hand over our search in the knowledge that we were only being shown houses that would really work. The attention to details was impressive. Every viewing they did for us came with reports that did deep dive analysis, which far above the brochure. They found us a wonderful cottage, in a large village, which offered us a an exciting move and we are very happy in our new home.”
