House hunting is evolving – do you have the right tools and services on your side?

Last week, Paris was host to a meeting between some of the world’s biggest tech giants along with world leaders and key policymakers for the AI Action Summit 2025.  The attendance of some of the world’s key influencers and decision-makers was a testament to the increasing weight given to AI as it steadily creeps into almost every aspect of our professional and personal lives.

Navigating the future of home buying: merging human insight with AI Innovation

It got us thinking about how we, as a property search company, home buyers, and the wider property industry might be impacted by the increased use of AI and other technologies.

The threat to the property portals is probably the most obvious, with easily accessible technology, such as Chat GPT, allowing house hunters to search for properties that match their specific requirements across multiple platforms in the blink of an eye.

Furthermore, AI algorithms can quickly analyse huge amounts of data to predict future property prices, provide comparative sales prices and supply targeted local market data to help buyers make better-informed decisions than ever before.

Buyers can now also view beautifully digitally enhanced images and take 3D walkthroughs of potential properties to get help deciding whether to view it in person.

Property Potential: Why Our people-centric Approach Makes All the Difference

1. Human touch remains crucial

Despite all the advancements in technology, the importance of understanding client’s needs and preferences through personal interactions cannot be replaced by AI. As property search agents we provide valuable insights and emotional support during the home buying process.

2. Off-market properties

Local knowledge and connections play a vital role in discovering off-market properties. While AI can certainly scan multiple platforms to identify openly marketed properties, a key advantage of using a buying agent is accessing those off-market gems that you will never find online.  Unearthing these properties comes down to extensive local contacts and networks – the human connections that AI cannot replace.

3. Orientation tour

Introducing clients to various areas, including those they might not have considered, helps broaden perspectives. This personalised touch can lead to discovering the perfect location that meets all our clients criteria.

4. Collaborative approach

Having Maranda and Jen working together on your behalf allows for a more efficient and thorough search process. By splitting search areas, we can cover more ground and provide clients with a wider range of options.

5. Emotional intelligence

Despite all these advancements, and the endless data at our fingertips, buying a house quite often fundamentally comes down to whether a house or location feels right.  We can immediately sense from our clients’ reactions during a viewing or on an orientation tour, how they think about a property or a location, and these responses are critical in helping us to truly understand what our clients want as we move forward with the search.

Advancing technology, in particular AI, will undoubtedly benefit buyers and property professionals in many ways, but gut feelings and human emotion play a fundamentally important role in the home-buying process, and this is not something that can be quantified or qualified by AI.
